Project:  Pawnee City Hospital - Addition and Remodel
 
Dates of Execution: May 2005 to December 2006
 
Client:  Pawnee City Hospital – Jim Kubik
 
Project Summary: In an effort to attract new doctors to an older hospital, it was determined that the existing lounge areas needed an extreme makeover. A vendor for medical equipment was willing to finance this project if the addition included the purchase and installation of a new Siemens C.T. scanner. The lower level addition includes a large conference room and office area. The upper level adds a new men’s lounge, x-ray viewing room, women’s lounge, and a C.T. scan room.
 
Self Analysis:  While working on this from start to finish, I was subjected to the greatest amount of stress during the bidding process after my client asked me to value engineer and redesign the project to fit the budget. This had to be done in just a few days and drawings reissued for bidding.  The new ambulance garage and new covered entry had to be amputated from the project.
 
Results/Personal Information: Rarely does the client solicit bids from general contractors and choose the highest bidder. The first bid for this project was well over budget and provided by the same GC that built our previous clinic addition. For whatever reason, they neglected to provide an itemized description of their work and scheduled values. Another GC provided an even higher bid along with an itemized list several weeks later and was awarded the contract. Poor communication on the part of the first GC lost them this $850,000 job.
