Project:  Vintage Heights

Client: Jeff Dousharm – Martial Arts Educator
 
Project Summary: An 11,470 S.F. retail strip center is to be constructed within an upscale development. Each suite features private front and rear entrances. Suites may be combined per tenant specifications. Ample parking will be provided with 150 paved surface stalls.
 
Self Analysis: After having completed numerous tenant improvement projects, it was refreshing for me to start this building from scratch. However, this narrow site is bordered by two underground utility easements which significantly limit the building area. Another challenge was dealing with the existing slope while trying to maintain most of the lease spaces on one level. I generated several schemes before deciding what scenario would work best.
 
Results/Personal Information: Like many of our clients, Jeff had approached me with a plan in hand – confident that he had done his homework to make my job easier. I listened carefully to what he was asking for and then provided sketches showing the number of parking stalls that would be required, along with a sufficient number of restrooms, stairs, and ramps. My analysis of the site, zoning and code restrictions reshaped Jeff’s original plans to something more feasible.
