Condominiums Dates of Execution: August
2004 to December 2005 Client: Cliff Cheever Project Summary: 46 condominiums with underground parking. The average size of each unit: 1,000 square feet (93 m²). Although this project is fully equipped with an automatic
fire sprinkler system, the overall building is subdivided into three separate parts with two-hour fire separation walls. A
centrally located elevator makes all four levels easily accessible. The activity lounge and exercise room are among many
of the attractive amenities. Self Analysis: From this project I learned that it is sometimes more economical to use precast concrete to span a parking garage
compared to a steel structure. Another advantage is that the garage is completely column-free with the twin-tee panels
while spanning 64 feet (19.5 meters). Results/Personal Information: This was my first project right after graduate school. I generated numerous unit floor plan schemes
during the design development phase. A friend of my client pushed me for more and more options and this continued well
into the construction document phase. This made it difficult for me to meet my deadline. After having several design
meetings, I explained that final decisions needed to be made. But my client’s friend was still full of ideas (not
all of them were good ideas) and random changes. After secluding myself, I met my deadline. The bid for the project
was only $4 million and the permit process went fairly easy.
