Project: 10th and “N” Street Grocery Store
 
Dates of Execution: April to August 2005
 
Client: Dr. Chin Chung, Psychiatrist
 
Project Summary: The conversion of this building from vacant auto service station to grocery store will improve the streetscapeThe high ceiling of the former mechanics area will provide a light and airy atmosphere. Storefront windows will replace the garage doors.   In addition to the surface parking, the entire area below the building provides ample parking.
 
Self Analysis: At least one code issue needed to be resolved before making this project feasible. There is no fire sprinkler system, therefore a 2 hour fire separation is required between the “B” business occupancy above and the “S” parking garage below. I was able to demonstrate that the existing concrete floor slab is thick enough to provide the required fire separation.  
 
The existing metal panel exterior is to be covered this with a combination of brick veneer and EIFS (stucco). This provide an updated appearance. The new stepped parapet and covered entry ways also add character to this otherwise utilitarian building.
 
Results/Personal Information: For many years, downtown residents and University students have complained that a grocery store is not located within walking distance. Although the city of Lincoln offered major tax incentives and an interest-free loan for this $200,000 renovation, our client balked at the cost of construction and decided to apply a thick coat of paint instead and hope that someone would lease the building.
